THE FLAT A gorgeous flat that sits atop one of the Elgin Mansions blocks, with views up and down the lovely tree-lined Elgin Avenue. The flat itself is fully furnished, and includes a fully equipped kitchen (washer/dryer, fridge, dishwasher, microwave) with dining table, bathroom with shower/bath (with very strong water pressure in the shower!), large lounge/living room with flat screen TV, surprisingly large storage cupboard, access to a communal garden at the back of the mansion block, and unlimited wireless broadband internet. THE ROOM The room is a bright and spacious double, approximately 4.5m x 3m (13.5m2), with a double bed (including quality mattress and bed frame), chest of drawers, large wardrobe, and a mirror fitting comfortably within its walls. THE FLATMATES We are two clean, respectful and relaxed guys (both professionals with a range of occupations, who work far too many hours) who have both just ticked over to the age of 30 (but still clinging onto their 20s), and we're looking for a similar third person who can help continue to make our flat our home. Our schedules vary slightly depending on how busy work is, but we mostly work during the weekdays and have evenings and weekends off. We are both sociable but equally we are very respectful of each other's privacy and personal space. We will be sad to see our current flatmate go, but she has got herself onto the property ladder so is venturing off into the great unknown (although she will be back visiting regularly I'm sure!). THE LOCATION - Excellently located at just a 5 min walk from Little Venice and the beautiful Regent's Canal, where you can walk all the way to Camden Markets (40 min walk to the hundreds of goods and food stalls) or enjoy a leisurely spring/summer stroll alongside the water and canalboats. - A 20 min walk to Portobello Road for the Notting Hill Markets - A 20 min single bus ride to Westfield Shepherd's Bush - Kilburn High Street is a 10-15 min walk away, and has a Sainsburys, Marks & Spencer, Tesco Express, Argos, bank branches etc - For more convenient supermarkets, there is a Tesco Express and a Sainsburys Local within a 5-10 min walk from the flat - Lots of great pubs/bars on the doorstep of the flat including The Waterway, The Prince Alfred, The Elgin, and The Truscott Arms, plus many more within a 10 minute walk - For the fitness types, the Paddington Recreation Ground is behind our mansion block, and has cricket, hockey, football, and gymnasium facilities (it's also great for lying around in on a sunny day!) - Restaurants including a great pizzeria and Thai are viewable from our front door THE TRANSPORT - Less than a 5 minute walk to Maida Vale underground station (Bakerloo line) which takes less than 15 mins to get to Oxford Circus underground station - 10 minute walk to Westbourne Park underground station (Hammersmith & City and Circle lines) - 15 minute walk to Paddington train and underground station (National Rail services to western UK, Bakerloo, Hammersmith & City, Circle, District lines) - 20 minute walk to Queen's Park overground station (Overground line) - Heathrow Express (20 mins) and Heathrow Connect (35 mins) to Heathrow Airport from Paddington train station - Buses 6, 16, 31, 36, 98, 187, 228, 328, 332, 414, N28 and N31 within a 5 minute walk from the flat (we don't have buses on our street, which is great for minimising noise) - A 'Boris' bike stand is also located within a 5 minute walk at Warwick Avenue underground station THE RENT The rent including bills per month is £2700 which we carve up evenly between the three housemates, to make £900 per month. This allows us to keep a little extra in the joint bank account for emergencies (like the recent steam cleaning of our carpets), and also to smooth out the effect of the increased heating bills in the winter months. THE BILLS All bills are included in the rent, so no worrying about bills when they come in, just the one rent payment of £900 per month and all these are included: - Gas - Electricity - Council Tax - Water - Phone/Internet - TV Licence THE DEPOSIT The deposit is 1 calendar month (£1090) plus 1 month rent (£900) in advance (total of £1990 in advance).
